NORTHWEST HILLS


Northwest Hills sits on the western edge of Central Austin where the city quietly gives way to the Texas Hill Country. The terrain here is the defining feature: rolling limestone ridges, canyon-carved streets that loop and wind rather than grid, and hilltops that open up to panoramic views of the Hill Country to the west. The neighborhood is bounded by Spicewood Springs Road to the north, RM 2222 to the south, MoPac (Loop 1) to the east, and Loop 360 to the west, putting it in one of the most geographically distinctive pockets in Travis County.

The streets are wide and canopied by mature live oaks and cedar elms that have had decades to take hold. Deer move through backyards. Canyons and mesas break up the topography in ways you rarely see this close to a major city. Bull Creek District Park and Bright Leaf Preserve sit just to the west, offering limestone swimming holes, miles of hiking trails, and the kind of outdoor access that keeps residents from ever feeling landlocked in the city.

THE HOMES


Most of Northwest Hills was built between the mid-1960s and the late 1990s, and the architectural variety reflects that long span. Ranch-style homes from the late 60s and 70s share streets with Colonial-inspired two-stories, California ranch plans, and more recent custom builds that take full advantage of hilltop lots and canyon views. Square footage ranges broadly, from updated ranches in the 1,800 to 2,200 square foot range up through larger estate-style homes exceeding 4,000 square feet. The median home runs around 2,600 square feet on a quarter-acre lot with four bedrooms and three bathrooms.

Prices reflect both the location and the school district. Entry-level homes start around $700,000 to $900,000, typically older ranches with good bones and strong upside for buyers willing to update. Move-in-ready and renovated homes generally land between $900,000 and $1.5 million. Custom builds and properties with significant Hill Country views or larger lots push into the $2 million to $3 million range. The price per square foot runs approximately $430 to $480 for updated and newer construction. Lot layouts here are not uniform; the hilly terrain creates uneven topography that gives many properties a sense of privacy and separation you would not find on a flat suburban street.

SCHOOLS


Northwest Hills feeds into Austin ISD with a cluster of schools that have drawn families to this zip code for generations. Doss Elementary is the anchor, a neighborhood institution where multiple generations of the same families have enrolled. Highland Park Elementary serves portions of the neighborhood as well. Middle schoolers attend Murchison Middle School, and the high school pathway leads to Anderson High School, consistently one of the more academically competitive campuses in AISD. Private options including St. Andrew's Episcopal School are also within close reach for families who seek alternatives.

The school quality here is not incidental to the neighborhood's appeal. It is central to it, and has been for 40-plus years.

ATHLETICS AT ANDERSON HIGH


Anderson High School competes in the UIL system as part of District 26-5A, and its athletic programs carry real weight in Austin's high school sports landscape. The Trojans field competitive varsity programs in football, basketball, baseball, softball, soccer, tennis, swimming, cross country, and track and field. Tennis has historically been one of Anderson's strongest programs, with multiple district championships and deep playoff runs over the years. The swimming and cross country programs draw serious athletes, in part because the terrain and culture of Northwest Hills produces kids who grow up running and spending time outdoors. Baseball at Anderson has a consistent playoff presence, and the boys and girls soccer programs compete hard in a district that includes some of the city's top competition. Friday night football at House Park or Anderson's home field is a genuine neighborhood event, the kind of game where you see families who have been cheering for the Trojans across multiple kids and multiple decades. For families where sports are part of the equation, Anderson delivers a full slate without requiring a transfer to a 6A program.
