In a real estate market filled with brand-new construction, selling a recently built home requires more than just putting a sign in the yard. It requires a distinct strategy, a focus on unique features, and an unwavering commitment to taking the stress off your clients' shoulders.

Partnering with Morgan Dohoney Smith on a recent listing in the beautiful Goodnight Ranch neighborhood was a masterclass in exactly that.

Our challenge was unique: we needed to compete directly with the nearby new builds by highlighting what made our property stand out, all while serving out-of-town buyers who were navigating a chaotic season in their personal lives. Our top priority was making the entire transaction as effortless as possible for them.

Here is a look behind the scenes at the strategic steps we took to get this home market-ready, stand out from the crowd, and cross the finish line.

Step 1: Leveraging the Builder Warranty

Before the home even hit the market, we asked the sellers a critical question: Are you still within your new home warranty window?

Fortunately, they were. We immediately advised having a professional home inspection completed. Because the warranty was active, the original builder came back out to address and remedy every minor detail the inspector flagged. This simple, proactive step allowed us to market a home that was completely vetted, giving the incoming buyers total peace of mind that they wouldn't have to worry about a thing.

Step 2: Handling the Details (From Afar)

When you're managing a move from out of town, handling small home improvements can feel impossible. We noticed a few windows receiving intense, direct sunlight and suggested adding blinds to elevate the space. When the owners gave us the go-ahead, we took the reins—measuring the windows, ordering the blinds, and coordinating the installation so our clients never had to lift a finger.

Step 3: Staging for Scale & Highlighting the "X-Factor"

The crown jewel of this property is its incredible versatility—specifically, a full 1-bedroom apartment situated right over the detached garage. To compete with standard new construction, we needed buyers to see the massive value in this unique layout.

We brought in light staging for the main downstairs living areas and the primary bedroom. By defining the spaces, walking buyers could immediately feel the true scale of the rooms and easily visualize how their own furniture would fit.

Pivoting to the Finish Line

Real estate transactions can have unexpected twists, and after one initial offer unfortunately fell through due to buyer financing, we pivoted immediately. Using our momentum, we quickly secured a second buyer who fell in love with the home.

We are absolutely thrilled for the new owners, who are about to move into Goodnight Ranch and start enjoying all the fantastic amenities, parks, and charm this pocket of Austin has to offer.
