Recently, I had the distinct honor of placing an "Under Contract" sign in the front yard of a house that belongs to very dear friends of mine. For nearly twenty years, this house wasn't just an asset—it was the heart and soul of their family. It’s the place where they celebrated getting married. It’s where they brought their babies home from the hospital. Every scratch on the floorboard and every sun-drenched window tells a story of decades of family, laughter, and a life deeply lived.

It wasn't just a structure; it was the container for their entire shared history. It was a home that was profoundly loved, and when a house has that kind of energy, the market notices.

Right now, the Austin real estate landscape is requiring patience, with the average home sitting on the market for about 91 days. Yet, this incredibly special, one-of-a-kind property defied the averages, receiving immediate showings and multiple offers just days after listing.

To make buyers fall in love the way my friends did twenty years ago, we needed the home's best features to shine. The sellers rolled up their sleeves and put an immense amount of care into prepping the property for the market:

Strategic Styling & Gorgeous Photography

Once the heavy lifting was done, it was time for the presentation. We brought in light staging for the downstairs living areas and the primary bedroom. The goal of light staging isn't to hide a home's character, but to frame it—giving buyers a clear sense of the room's scale and helping them visualize how their own lives and furniture would fit into the space.

Combined with gorgeous, high-end photography that captured the warmth and unique architectural details of the property, we were able to tell a compelling story online before buyers even booked a tour.

We also were sure to list every single upgrade the owners had made with the amount spent so the buyers knew what a premium house they were getting.
