What if the best place to buy near Austin isn’t the neighborhood everyone is talking about but the one most buyers are still overlooking?

After more than two decades in Austin real estate, I’ve rarely seen such a dramatic disconnect between perception and reality as I see today with Georgetown. While Austin home prices grab headlines, Georgetown has quietly followed the same appreciation patterns just with a 3–5 year delay. For savvy buyers and long-term investors, that delay creates a powerful opportunity.

A Market Shift Most Buyers Miss

The Austin housing market has been on a wild ride. During the pandemic, homes sold for six figures over asking with dozens of offers. Then interest rates jumped, demand cooled, and many buyers chose to wait for the “perfect time.”

But while buyers hesitated, something important was happening in Georgetown.

I’ve watched clients dismiss Georgetown early in their search, only to circle back months later asking, “Can we look there again?” That shift isn’t driven by hype, it’s driven by value, livability, and rapid improvement that hasn’t fully registered in public perception yet.

The most underrated areas always share three traits:

  1. They offer more value than their price suggests

  2. They’re improving faster than people realize

  3. They have qualities that are difficult to replicate elsewhere

Georgetown checks all three boxes.

More Than Just Another Suburb

Located about 30 miles north of downtown Austin, Georgetown is the county seat of Williamson County and home to just over 100,000 residents. But statistics don’t capture what makes it special.

Stand on Georgetown’s historic square at sunset, surrounded by century-old Victorian architecture, and it becomes clear…this isn’t just a suburb. It’s a destination.

Georgetown sits at a geographic transition point where flat suburban development gives way to rolling hills, mature trees, and scenic views. That change in landscape creates neighborhoods with character, larger lots, and a sense of place that’s increasingly rare in the Austin metro.

The historic downtown square, anchored by the iconic Williamson County Courthouse, is one of the most beautiful in Texas. Unlike many master-planned areas, it feels authentic rather than manufactured.

And Georgetown isn’t stuck in the past. The city has nearly doubled in population since 2010 and has invested heavily in its future. Major employers like Ascension Seton have established a strong presence, while the Inner Loop development is creating a growing hub for medical and professional services. Georgetown’s early commitment to renewable energy has also attracted sustainability-minded businesses and residents.

Value That’s Hard to Ignore

Here’s where Georgetown truly separates itself.

The median home price is roughly 24% lower than comparable homes in Austin proper. A $600,000 home in South Austin might cost closer to $456,000 in Georgetown often with more space, a larger lot, and newer construction.

That price gap widens even further for buyers seeking land. In Austin, finding a home on over a quarter-acre under $700,000 is nearly impossible. In Georgetown, half-acre lots with mature trees are still attainable.

Add in generally lower property taxes and utility costs in Williamson County, and the long-term savings become even more compelling.

Despite this, Georgetown remains underrated largely due to outdated perceptions of “too far out” or “too sleepy.” In reality, highway improvements and the rise of remote work have reshaped commute math. A 30–35 minute drive to downtown Austin is now comparable to many in-city commutes, especially for those going in just a few days a week.

Why This Window Won’t Stay Open

As amenities continue to grow (restaurants, breweries, healthcare, retail) Georgetown is experiencing what I call an amenity snowball effect. Each improvement attracts more residents, which attracts more businesses, accelerating growth and desirability.

Retirees recognized this early through communities like Sun City Texas, but now young professionals, families, and tech workers are discovering it too. And once people move to Georgetown, they rarely want to leave.

Looking Ahead to 2026

Georgetown has reached an inflection point. It’s no longer just an alternative for buyers priced out of Austin, it’s a destination in its own right. The real question isn’t if the value gap will close, but how quickly.

For buyers who want more home, more land, strong schools, authentic charm, and long-term upside, Georgetown deserves serious consideration before the rest of the market catches on.

Georgetown is where small-town character meets modern convenience at a price that still makes sense. And opportunities like that never stay underrated forever.
